What We Clean

Window Cleaning for Homes, HOAs, and Storefronts

Interior glass, exterior glass, and the hard-to-reach panes most companies skip. If it is glass on your property, we have a safe method for reaching it and a clear price for cleaning it.

Residential Windows

Interior and exterior glass on single-family homes, from sliders and picture windows to French doors and garden windows. Frames wiped down as we go.

HOA & Community Buildings

Common-area glass, lobbies, clubhouses, and multi-unit exteriors on a scheduled rotation, with one point of contact and documented completion for your board.

Storefronts & Retail Glass

Street-facing glass, entry doors, and display windows cleaned before opening hours or after close, on the weekly or monthly schedule that suits your traffic.

Screens & Window Tracks

Screens removed, washed, dried, and reinstalled, and sill tracks vacuumed and detailed. Priced per screen so you only pay for what you want done.

Skylights & Glass Awnings

Overhead glass, patio covers, and awning panels cleaned from the correct angle so runoff does not simply redeposit dirt onto the windows below.

Hard-to-Reach & Upper Floors

Second and third story glass cleaned from the ground with water-fed poles. No ladders leaning on your gutters, no boots on your roof tile.

Why It Matters

What Regular Window Cleaning Protects

Clean glass is the visible part. What a routine cleaning schedule really does is keep small, cheap maintenance from turning into expensive restoration.

The Glass Itself

Hard water minerals from sprinkler overspray and coastal salt spray bond to the surface and slowly etch it. Etching is permanent, and restoring an etched pane costs far more than a routine cleaning would have.

Your Natural Light

A film of pollen, road grime, and dried rain spotting quietly cuts the daylight entering a room. It builds so gradually that most people stop noticing, until the first clean pane shows them the difference.

Frames, Sills & Seals

Organic buildup in tracks and corners holds moisture against gaskets and sills. That is the same mechanism that shortens the life of every other seal on the building, and it is entirely preventable.

Curb Appeal & Property Value

Storefront glass and HOA common-area windows are the first thing a customer, a buyer, or a prospective tenant looks through. Clean glass reads as a well-run property before anyone reaches the front door.

Your Restoration Budget

Once deposits bond to the surface, removal stops being a cleaning job and becomes an acid restoration job, at a higher price with no guarantee of complete removal. Regular cleaning keeps you out of that category.

Your Weekend and Your Safety

Upper-floor glass means ladders on uneven ground, tile roofs, and awkward reaches. We clean those panes from the ground with water-fed poles, so nobody in your household has to climb anything.

Our Process

Our Step-by-Step Window Cleaning Process

The same six steps on every job, whether it is a two-story home in Irvine or a row of storefronts in Costa Mesa. You know what happens, in what order, before anyone touches the glass.

01
Step One

Walkthrough & Glass Condition Check

You and the technician walk the property together before any work starts. We record existing scratches, seal failures, and etching, and tell you honestly what a cleaning will and will not change on that glass.

  • Existing damage recorded with you present
  • Access points and problem panes identified
  • Realistic expectations set up front
02
Step Two

Before Photos of Every Elevation

Each side of the building is photographed before we begin. That set is your baseline, your record of pre-existing damage, and the first half of the comparison you get when we finish.

  • Every elevation photographed
  • Pre-existing damage documented
  • Photos shared with you after the job
03
Step Three

Prep & Property Protection

Landscaping, patio furniture, and interior flooring are covered or moved before we begin, and we agree access routes through the property with you so nothing gets tracked where it shouldn't.

  • Planting beds and furniture protected
  • Floors and walkways covered indoors
  • Access routes agreed in advance
04
Step Four

Interior Glass & Frames

Inside panes are cleaned by squeegee and microfibre, with frames wiped down as we work. Interior tracks are detailed where you have asked for them, so the finish is consistent on both sides of the glass.

  • Squeegee and microfibre finish
  • Frames wiped down pane by pane
  • Tracks detailed on request
05
Step Five

Exterior Glass & Purified Water Rinse

Glass and frames are washed by water-fed pole, then rinsed with purified water and left to dry without contact. Nothing is wiped on the exterior pane, which is exactly what avoids the streaking that towel drying causes.

  • Water-fed pole reaches upper floors safely
  • Purified water leaves no mineral residue
  • Air-dried, touch-free, streak-free finish
06
Step Six

Add-Ons, After Photos & Final Walkthrough

Screens are washed and reinstalled where requested. You receive the before and after set and walk the property with the technician before the crew leaves, so anything you are not happy with is fixed on the spot.

  • Screens reinstalled and checked
  • Before and after photo set delivered
  • Touch-ups handled before we pack up

Exactly What the Clean Covers, and What Sits Outside It

Before anything gets touched, we walk the property with you to check the glass for existing damage and agree on what the finished result will look like. Scratches, failed seals, and existing etching get recorded at that point rather than discovered afterwards.

Why Orange County Glass Behaves the Way It Does

Southern California water is hard, and much of the county sits close enough to the coast for salt spray to reach the glass. That combination is why spotting here bonds faster than it does inland, and why a plain water rinse leaves minerals behind as it dries. We rinse exterior panes with purified water, which carries no dissolved minerals and therefore leaves nothing on the glass as it dries.

It also changes what actually fixes a spotted window. When we see heavy spotting on a Newport Beach or Huntington Beach home, the cause is usually irrigation overspray, runoff off stucco above the window, or salt-laden marine air, not the pane itself. So we look at where the spotting sits before quoting, because moving one sprinkler head often does more than another cleaning would.

Why Choose Badger

We Quote the Job Before We Start

Most window cleaning complaints come down to two things: a price that changed on the day, and damage nobody agreed on beforehand. We built our process to remove both. You get a walkthrough, a written scope, and photos on either side of the work.

Purified Water, Spot-Free Finish

Exterior glass is rinsed with water stripped of dissolved minerals, then air-dried without contact. Nothing is left on the pane to dry into spots, and nothing is wiped across it to streak.

Built for Orange County Conditions

Hard water, sprinkler overspray, marine salt air, and Santa Ana dust all leave different marks. We identify which one you have before quoting, because the fix is not always another cleaning.

Photo-Documented, Every Job

Before and after photos of every elevation protect you and us. Pre-existing scratches and failed seals are on record from the start, so there is never a debate about what happened when.

Upfront, Honest Pricing

Screens, tracks, skylights, and bonded overspray are all quoted separately and agreed before we begin. No surprise add-ons at the door, and no bait-and-switch on the invoice.

Happy Clients

What Orange County Clients Say

Homeowners, HOA boards, and business owners keep us on the calendar year after year. Here is what your neighbors say after the first clean.

“
They walked the whole house with me first and pointed out two panes that were already scratched, which I never would have noticed. The upstairs windows haven't looked this clear since we moved in, and nobody put a ladder against my gutters.

Laura H. Irvine, CA
“
We had spotting on the ocean-facing side that two other companies just kept re-cleaning. Badger figured out it was sprinkler overspray, showed me where it was hitting, and it hasn't come back since we moved the head. That's the first honest answer I got.

Daniel M. Newport Beach, CA
“
They clean our storefront glass before we open, so we never lose a minute of trading. Invoicing is clean, the crew is on time, and the before and after photos go straight into our maintenance file. Easy company to work with.

Common Questions

Window Cleaning FAQs

Everything worth knowing before you book. Still have a question? Give us a call and we'll answer it straight.

Twice a year suits most homes here. Properties near the coast, under heavy tree cover, or on lots with sprinklers hitting the glass usually do better on a quarterly schedule, because salt and mineral deposits bond faster the longer they sit. Storefronts with street-facing glass are typically monthly or weekly. We'll tell you honestly which category your property falls into after the first visit.
Tap water carries dissolved minerals, which is what dries into the white spotting you see after rain or sprinkler contact. We run our rinse water through a filtration system that strips those minerals out, so the exterior pane can be left to air-dry with nothing on it. That is why we don't towel the outside glass, and why the finish stays clear instead of streaking.
Fresh mineral spotting usually comes off during a standard clean. Deposits that have sat for months or years bond to the surface and need a separate restoration treatment, which we quote separately. True etching, where the mineral has already eaten into the glass, is permanent and no cleaning removes it. We check for this during the walkthrough and tell you before any work starts rather than after.
Yes. Upper-floor exterior glass is cleaned from the ground using water-fed pole systems, which means no ladders resting on your gutters, no boots on tile roofs, and no damage to planting beds below. For anything beyond that reach, we'll assess access during the estimate and tell you what's realistic before you book.
They're quoted separately, billed per screen, so you only pay for what you actually want done. The same goes for interior track cleaning, skylights, glass awnings, and solar panels. Anything bonded to the glass such as paint, stucco, mortar, or silicone is a different process handled as post-construction window cleaning, and it's always priced before we start.
Clean rain on clean glass generally dries without spotting, because there's nothing on the pane for it to pick up. Spotting after rain almost always means the water is running over dirty frames, stucco, or a roofline above the window first. If your glass looks worse after a storm, tell us and we'll look at where the runoff is coming from rather than simply cleaning it again.
Pricing depends on the number of panes, the number of stories, and the condition of the glass, so every job gets a free, no-obligation estimate. The quote you receive is the price you pay, with add-ons listed separately and agreed in advance. Call (949) 659-8708 or book online to get yours.
