Professional Carpet
Cleaning Service
Deep Clean That Reaches the Backing, Not Just the Surface. Our IICRC-certified technicians use truck-mounted hot water extraction to lift out the grit, oils, and allergens a vacuum leaves behind, then speed-dry the carpet so you can walk on it the same day, with before and after photos on every job.
Carpet Cleaning for Homes, HOAs, and Offices
Wall-to-wall carpet, stairs, area rugs, and the upholstery sitting on top of them. If it holds soil in a fiber, we have a safe method for cleaning it and a clear price before we start.
Residential Carpet
Bedrooms, living areas, hallways, and closets cleaned wall to wall. Traffic lanes get extra dwell time and a second pass, because that is where the soil actually is.
Stairs & Landings
The hardest-working carpet in any house, cleaned by hand tool step by step so the nose and riser of each tread get the same attention as the tread face.
HOA & Common Areas
Corridors, lobbies, clubhouses, and elevator landings on a scheduled rotation, with one point of contact and documented completion for your board.
Upholstery & Sofas
Sofas, sectionals, dining chairs, and headboards cleaned to the fabric code on the tag. Delicate fibers get a low-moisture method instead of extraction.
Area Rugs & Runners
Wool, silk blend, cotton, and synthetic rugs cleaned in place or collected for a full immersion wash, depending on what the fiber and dyes will safely take.
Offices & Commercial Carpet
Glue-down broadloom, carpet tile, and entry matting cleaned after hours or over a weekend, on the quarterly or monthly schedule your foot traffic calls for.

Why We Clean by Hot Water Extraction
Most of what makes carpet look tired is not a stain. It is a fine layer of body oil, cooking residue, and sand-fine grit bonded to the base of the fiber, where a vacuum cannot reach and a surface bonnet only smears it around.
Hot water extraction, the method carpet manufacturers name in their own warranty terms, breaks that bond with heat and a pre-conditioner, agitates it loose, then vacuums it out of the pile along with the solution. Nothing is left behind to attract soil back.
- Heat that does the chemistry for youSolution reaches the fiber hot, so we can lift oily soil with a gentler product and less of it.
- Agitation before extraction, alwaysA groomer works the pre-spray to the base of the pile. Skipping this step is why some cleans look good wet and dull once dry.
- A rinse that leaves no residueWe finish with an acidic rinse that neutralises the pre-spray. Sticky detergent left in carpet is the reason it can resoil within weeks.
- Dry passes and air moversExtra vacuum-only passes pull moisture back out, so you are looking at hours of dry time rather than days.
What Regular Carpet Cleaning Protects
A clean-looking room is the visible part. What a routine cleaning schedule really does is stop cheap maintenance from turning into a replacement quote.
The Fibers Themselves
Tracked-in sand and grit sit at the base of the pile and cut the fiber like glass every time someone walks across it. That abrasion is what turns traffic lanes grey, and unlike a stain, it does not come out. Removing the grit is the only thing that stops it.
The Air You Breathe Indoors
Carpet acts as a filter, holding dust, pollen, dander, and skin cells until footsteps release them back into the room. It only keeps working as a filter if something empties it, and a household vacuum reaches nowhere near the bottom of the pile.
Your Manufacturer's Warranty
Most carpet warranties require professional hot water extraction every 12 to 18 months, with receipts kept as proof. Skip it and a wear claim can be declined on paperwork alone, long before anyone looks at the carpet.
The Pad and the Subfloor
Spills and pet accidents pass straight through the backing into the pad, where odour is generated and where surface cleaning never reaches. Left alone it soaks into the slab or the plywood, and at that point the carpet is not the problem any more.
Your Replacement Budget
Carpet is usually replaced because it looks worn, not because it has failed. Cleaning on schedule adds years to the same carpet for a fraction of the cost of new material, pad, and installation across a whole floor.
Your Weekend and Your Back
Rental machines put down far more water than they take back up, which is how carpet ends up damp for days, wicking old stains back to the surface. We bring the vacuum power to pull it out, and you get the room back the same day.
Exactly What the Clean Covers, and What Sits Outside It
Before anything gets wet, we walk the rooms with you, identify the fiber, and test any stain we are not certain about. Permanent damage such as bleach spots, sun fade, and abraded traffic lanes gets recorded at that point rather than discovered afterwards.

Why Orange County Carpet Wears the Way It Does
Two things follow people through the front door here: fine beach and canyon sand, and hard water minerals. The sand is abrasive, so it grinds traffic lanes grey faster than it would inland, and the minerals mean a rinse with untreated tap water can leave residue behind in the pile. We treat and neutralise our rinse water for exactly that reason, and we spend the extra time pre-vacuuming, because dry grit removed before the wand touches the carpet is grit that never turns to mud in the backing.
Coastal humidity changes the drying half of the job too. Air that sits at high humidity through a Newport Beach or Huntington Beach afternoon dries carpet more slowly, and slow drying is what causes wicking, where an old spill in the pad rises back into the fiber overnight. So we extract harder, set air movers where the airflow is poor, and tell you which windows to open rather than leaving you to find out the next morning.
Our Step-by-Step Carpet Cleaning Process
The same six steps on every job, whether it is three bedrooms in Irvine or a corridor rotation for an HOA in Costa Mesa. You know what happens, in what order, before anything gets wet.
Walkthrough & Fiber Test
You and the technician walk the rooms together before any work starts. We identify the fiber, test the stains we are unsure about, and tell you honestly which marks will lift and which are permanent damage.
- Fiber type and construction identified
- Permanent damage recorded with you present
- Realistic expectations set stain by stain
Before Photos & Room Prep
Every room is photographed before we begin. Small furniture is moved and blocked, corner guards go on your walls, and we agree hose routes through the property so nothing gets knocked or tracked.
- Each room photographed as a baseline
- Furniture moved, blocked, and tabbed
- Corner guards and hose routes in place
Commercial Pre-Vacuum
Dry soil comes out first. Up to eighty per cent of what is in a carpet is dry grit, and if it is still there when the wand arrives it turns to mud in the backing instead of leaving the building.
- Dry grit and hair lifted before moisture
- Edges and corners vacuumed by hand
- Pile lifted so solution can penetrate
Pre-Spray, Dwell & Agitation
A pre-conditioner matched to your fiber goes down and is left to work, then groomed into the base of the pile. Traffic lanes and spots get their own treatment before the general pass.
- Product chosen for the fiber, not one bottle for all
- Proper dwell time to break the oily bond
- Groomed to the base, traffic lanes twice
Hot Water Extraction & Rinse
Solution goes in hot under pressure and comes straight back out with the soil. We finish with a neutralising rinse, then run dry passes over every lane so the carpet leaves damp rather than wet.
- Truck-mounted heat and vacuum lift
- Neutralising rinse, no sticky residue
- Extra dry passes on every traffic lane
Groom, Speed Dry & Final Walkthrough
The pile is groomed so it dries standing up, air movers go where airflow is poor, and protective tabs stay under the furniture. You walk the rooms with the technician before the crew leaves.
- Pile groomed for an even, fresh finish
- Air movers and drying advice for your rooms
- Before and after photos, touch-ups on the spot
